Calculators
Four calculators built on how Australian lenders and revenue offices actually assess things, not on a rounded-off rule of thumb. Every assumption is published, nothing is hidden behind a form, and the maths is the same maths we run for clients.
Start wherever you are in the decision. Every tool recalculates as you type, shows its working, publishes its assumptions, and links to the next question you are likely to have.
Estimate your borrowing range the way a lender would: income after tax, living expenses floored at the HEM benchmark, commitments, and the full 3.00% APRA serviceability buffer. We publish every assumption.
Put two loans side by side on total cost over the life of the loan, including rate, upfront fees, ongoing fees and cashback. The cheapest headline rate is often not the cheapest loan.
Transfer duty, first home buyer concessions and registration fees. NSW and Victorian scales verified directly against the revenue offices, with a state comparison so you can see the difference.
Both ledgers in one place, then the number that decides it: what your sale clears against what your purchase needs. Includes peak debt and a buy-first against sell-first comparison.
Each calculator on this page is a model built on published assumptions, which are listed in full on every calculator. The figures are estimates only. Borrowing capacity in particular varies substantially between lenders, and the living-expense benchmark used here is an indicative model rather than the licensed Household Expenditure Measure tables lenders use.
Most calculators are marketing tools that produce a flattering number. These are modelled on lender serviceability logic, which means they will sometimes tell you less than you hoped, and that is the point.
Borrowing power is assessed at your product rate plus the 3.00 percentage point APRA serviceability buffer, with a lender floor rate. That is the same test a credit assessor applies.
Lenders use the higher of your declared living expenses and the Household Expenditure Measure benchmark. So do we, and we show you which one applied.
Two lenders can differ by tens of thousands on the same file. We publish a range and explain what moves you within it, rather than a single number you will anchor to.
No email wall, no "unlock your result". You get the full working, the assumptions panel and the amortisation table without giving us anything.
They are accurate models of the arithmetic, and honest approximations of lender policy. The repayment, refinance and comparison calculators use standard amortisation maths and will match your lender's figures closely, assuming the same inputs and no rate change.
Borrowing power is different. Every lender uses its own assessment rate, its own living-expense benchmark, its own treatment of overtime, bonuses, rental income and HECS-HELP. Two lenders assessing the same household can land tens of thousands of dollars apart. Treat the range as a realistic starting bracket, not an approval.

These figures are a starting point, not an assessment. Lender policy, your structure and your three-to-five year plan all change the answer. Tell us where you are today and what you’re working towards, and we’ll model it properly across our lender panel.
